Reddit post on trying to be a landlord

Spent lots of time researching properties, taking classes on how to landlord, and only buying when he thought it'd beat 8% returns.

Ended up making $45,914 on my initial investment of $48,873 after holding for 4 years. But spent 696 hours on the project. If you value time at $100/hour he "lost" money.

Super low housing prices in that part of the country :(
